Privacy Policy

Effective 17 September 2026

This policy covers this website and the messages you send through it. Sunshine Endeavors is the business behind it: a family-owned vacation rental and real estate company based in Cape Coral, Florida, run by Stephanie and Joe DeLisle. Real estate services are provided through Experience Real Estate Group, LLC. Privacy questions reach a person at expsunshine@gmail.com or (239) 233-4589.

The short version, before the detail: this site sets no cookies, runs no analytics, loads nothing from a third party, and takes no payments. What we hold about you is what you chose to send us, and we will delete it if you ask.

What you send us through the form

The contact form asks for your name and an email address or phone number, how you prefer to be contacted, and then — depending on whether you are asking about a stay or about buying — dates, which home, how many guests and whether you are bringing a boat; or your timeline, the areas you are considering, a budget range, whether the property is to live in or to rent out, and whether you are paying cash or financing. There is also a free-text box.

We use those answers to answer you, and we keep the message so we have the thread if you write again. We do not sell it, rent it, or share it with anyone marketing to you. We do not add you to a mailing list from this form — a newsletter, if we add one, will be a separate box you have to tick yourself.

Nothing sits in between. There is no form service, no CRM, no marketing platform and no database behind that form: pressing Send hands your answers to your own email program, and the message reaches us the way any email you write reaches us. The form makes no network request of its own — not when the page loads, not while you type, not when you send it.

Where it lands is an ordinary business inbox, carried by Google, which handles our email the way your provider handles yours. Nobody is copied on it. There is no shared inbox, no assistant and no agency.

Two things in that form are not questions. There is a box you cannot see that only automated software ever fills in, and a timestamp your browser writes when the page opens. Both are there to tell a person from a script — which is how this form gets away with having no CAPTCHA: no puzzle, no traffic lights to click, and nothing loaded from a company that would learn you were here in the process. Neither tells us anything about you.

How long we keep it depends on what it turns into, and the answer is under How long we keep things below rather than buried here.

The booking widget

The availability calendar and the booking module ask for nothing until you use them. Open a page and no request is made; pick a date and one is. What that request carries is what you put in: the dates, which home, how many guests.

And it goes to this website, not to anyone else. This site then asks our property-management system on your behalf, from our server — so your browser never contacts that company, and your address never reaches them from these pages. The system is OwnerRez, it has its own privacy policy, and that policy governs a booking once you make one.

Payment never happens on this site. At the paying step you are handed to OwnerRez’s own hosted checkout, at their address and under their terms. We never see, hold, store or process a card number — and there is nowhere here that could, because this site has no payment form and no database to put one in.

With JavaScript off, the module is a plain form that submits your dates and guest count to our own rentals page as a normal web request, and nothing goes to the property-management system until you continue.

How we contact you back

We reply the way you asked us to. The form asks whether you prefer email or phone, and that answer is the whole instruction — if you give us a mobile number and pick phone, that may mean a text, because that is how most people prefer to sort out dates.

The box you tick before sending says the whole of it: “Yes, write or call me back about this message. Nothing else.” That is the only permission the form asks for, and it is the only one we act on.

What we will not do is use it for anything else. No marketing texts, no automated calls, no dialler, no drip campaign, and nothing about a property you did not ask about. There is no list to be added to from this form.

If you would rather we stopped, say so in any reply — reply STOP to a text and the texts end — and telling us by email or on the phone works exactly as well. Reply HELP and a person answers, because there is no robot on that number to ask.

How often we write is simply how often your question needs an answer; there is no schedule and no sequence, so there is no frequency to quote you. Texts from us cost you whatever your own carrier charges for any other message, the same as if a friend wrote — we are not paying for your plan and cannot waive it. And whatever you ask us to stop, we will still answer the question you actually asked.

Analytics and tracking: none

As this site is built today there is no analytics on it. No Google Analytics, no Tag Manager, no Meta pixel, no advertising tags, no session recording, no heatmaps, no third-party fonts loaded from anyone else’s server. Every font, image and video on this site is served from this site.

If we ever add analytics, it will be a tool that counts visits without following you from one website to the next, and this page will say so before it goes on rather than after. The date at the top is how you would know.

Cookies

This site sets no cookies of its own. Your language choice is carried in the address of the page — the Spanish pages live under /es/ — so nothing has to be stored on your device to remember it. That is also why there is no cookie banner: there is nothing to consent to.

Two exceptions are outside our control and are worth naming. The booking module may store something on your device while you are mid-booking, according to the property-management system’s own terms; and if you continue to that provider’s hosted checkout, you are on their site and their cookie policy applies.

Do Not Track, and Global Privacy Control

Most privacy policies get to this point and admit the site ignores these signals. We can give you the better answer: whatever your browser sends, this site behaves identically, because there is nothing here to turn off. No tracking is running when you arrive with the signal set, and none is running when you arrive without it.

If we ever add anything that could be turned off by such a signal, honouring it is part of adding it, not a separate favour.

Server logs

Vercel hosts this site, and like every host it keeps ordinary server logs: which page was asked for, when, from what IP address, and by which browser. That is how a host keeps a site up and stops attacks, and it happens on any website you have ever opened. We do not use those logs for marketing and we do not build profiles out of them. How long they live is set by Vercel rather than by us, and their own privacy documentation is the authority on it.

Asking us what we have, or asking us to delete it

Write to expsunshine@gmail.com and ask. We will tell you what we hold about you and delete it if you ask us to, unless we are required to keep a record of a booking or a real estate transaction — in which case we will say which record and why.

Several states and countries give people a formal right to see, correct or delete what a business holds, each with its own thresholds and deadlines, and whether a business this size is legally caught by any particular one is a question for a lawyer rather than for this page. We would rather not have the argument: ask us, and you will get an answer whether or not a statute obliges us to give you one. We aim to reply within thirty days and to tell you if something will take longer.

You can also ask us to correct something. If we hold a wrong phone number or a misspelled name, tell us and it is fixed the same day — that one needs no procedure at all.

And if we handle one of those badly, you are not out of options. The Federal Trade Commission takes complaints about how a business treats personal information, and the Florida Attorney General’s consumer protection division takes complaints about a Florida business. We would much rather you came to us first and gave us the chance to put it right — but you do not need our permission to go either way.

If you are writing from outside the United States

Sunshine Endeavors is in Florida, the site is hosted in the United States, and the email that carries your message is American. So if you write to us from Canada, Europe or anywhere else, your message travels to the United States and is kept here, under the laws that apply here — which are not the laws of where you are sitting.

That is worth knowing before you send anything rather than after. Everything else on this page applies to you exactly as it does to a guest from Ohio: we hold what you sent, we do not sell it, and we delete it if you ask.

How long we keep things

Different things have different clocks, and none of them is "forever by default":

  • An enquiry that goes nowhere — a question about dates we could not fill, say — we keep for up to two years, so that if you write again we have the thread.
  • A stay: the booking correspondence for as long as the stay is live and then up to two years after, which covers a damage or chargeback question arriving late.
  • A real estate enquiry that becomes a transaction: Florida requires a brokerage to keep transaction records for at least five years, and that requirement sits with Experience Real Estate Group, LLC rather than with us. We cannot delete those on request, and the section on your rights says so.
  • Anything you asked us to delete: deleted, except where one of the above obliges us to keep a specific record, in which case we tell you which one.

Security, and what we cannot promise

The site is a set of static files served over HTTPS. There is no database on it, no login, and no payment form, which removes most of what usually goes wrong. Messages that reach us live in ordinary email and phone accounts, protected by strong passwords and two-factor authentication.

What we cannot promise is the internet. Nobody can guarantee that information sent across it arrives only where it was meant to, and anyone who tells you otherwise is selling something. Email in particular is not a secure channel: treat anything you send by email as readable in transit, and do not send documents you would not want copied.

That matters most in a purchase, where the paperwork is exactly the kind nobody should email — identity documents, bank statements, a pre-approval letter. In a real transaction the title company will give you a secure portal for those, and that is what it is for. If you are ever unsure whether the thing asking you to upload a document is the real portal, stop and call us before you use it. The next section is why.

We will never email you wiring instructions

Read this even if you skip the rest. Real estate closings are the most heavily targeted wire fraud in the country, and the fraud always arrives as an email that looks like it came from someone you already trust — the agent, the title company, the brokerage.

So: we will never send you bank details, wiring instructions, or a change of payment instructions by email or text. Not once, not as an attachment, not "as discussed". If you receive a message that appears to come from Stephanie, from Joe, from Sunshine Endeavors or from Experience Real Estate Group, LLC and it contains payment instructions or asks you to change them, it is fraudulent — even if it quotes a real conversation.

Before you move money for any reason, call us on (239) 233-4589 at the number printed on this site, not a number in the email, and confirm out loud with a person. A title company will do the same. Nobody legitimate will be annoyed by the call.

If you are asking about buying

Stephanie DeLisle is a licensed Florida real estate agent, and she practises through Experience Real Estate Group, LLC. That is not a formality: a licensee’s work belongs to her brokerage, so a buyer enquiry and the records that follow from it are shared with the brokerage and held under its policies as well as this one.

Where a transaction involves a title company, a lender, an inspector or a closing agent, your information reaches them because the transaction cannot happen otherwise — and each of them is responsible for its own handling of it. We share what the step requires and not more.

What we do not ask, and will not act on

We do not ask about your race, colour, religion, sex, disability, familial status or national origin, and we do not keep notes about them. If something like that comes up in conversation, as it does between people, it plays no part in which houses you are shown, what a stay costs, or how quickly anyone answers you.

This is the federal Fair Housing Act and Florida’s own fair housing law, and it is also why the area pages on this site describe geography, amenities and climate and never who lives anywhere.

Who else sees it

Short list, because there is not much to share:

  • The people who run the business: Stephanie and Joe. There is no call centre and no third-party enquiry desk.
  • Experience Real Estate Group, LLC, for real estate enquiries, as the section above explains.
  • Three companies we cannot operate without, named so you can read their policies too: Vercel, which hosts this website; Google, which carries our email; and OwnerRez, our property-management system, which holds a booking once you make one. Each of them acts on our instructions and on nobody else’s.
  • Anyone a law or a court actually requires, and only to the extent it requires. We will tell you if that happens unless we are forbidden from telling you.
  • A buyer or successor, if the business is ever sold, merged, or wound up. Your information would move with the business it was given to, and this policy would follow it until whoever holds it publishes their own.

We do not sell your information. We do not rent it, trade it, or hand it to advertisers. Nobody pays us for it, and no one has ever asked.

Links and listings elsewhere

This site links out — to a county property appraiser, a city ordinance, a state licence lookup, a tide table. Those are other people’s sites and we are not responsible for how they collect or use anything. What they do is governed by their own policies, and we have no way to see or control it.

The same goes the other way. If you found one of our homes through a listing platform and enquired there, that platform collected your information first and under its own terms; what reaches us is whatever it passes on.

Children

This site is not built for children and we do not knowingly collect anything from them. Children are, of course, welcome as guests — the guest count in the form includes them, and it is the booking adult who fills it in.

If this changes

Adding analytics, changing the booking system, or putting any service in front of the contact form would each change this page, and the date at the top changes with it. Material changes get a line in the footer for a month.

If you keep using the site after a change, the changed version is the one that applies to you. That is the usual arrangement, and it is why the effective date is at the top where you can see whether it moved since last time. We do not quietly rewrite history: if you want to know what this page said on the day you wrote to us, ask and we will tell you.

Reaching a person about this

Any question about this page, and any request made under it, reaches the same two people who run everything else here. There is no privacy department to be routed to.
